Balcatta

Right at the top of the list is northern suburb Balcatta. Last year saw the sales in the area skyrocket to 110 sold in the well-rounded, established neighbourhood. Single, brick and titled dethatched characterise the City of Stirling suburb, making it a popular spot for those looking for something simple. Long gone its past market days era, residents in Balcatta have a sleuth of amenities on offer with plenty of parks to play ball, commercial areas, wide-open spaces and two shopping centres. If thinking into the distant future, the suburb is home to four primary schools and a high school.

Coming in second place is hot to buy locale Belmont, with median house prices a cool $415k. With its close proximately to Curtin University, this mixed-use eastern suburb has the best of both worlds with suburban lifestyle and commercial facilities at your doorstep. Its major shopping hub, Belmont Forum Shopping Centre does not disappoint with shops galore, tavern and a cinema. The beach may not be close, but Belmont Leisure Centre is the local go-to for rec activity with pools, a gym and many sporting facilities on offer to get those muscles pumping.

Centralised neighbourhood Cloverdale takes out the third spot for  Perth’s best suburbs for first home buyers. Forget the expensive cab fare; it’s a top pick for inner-city slickers with the city and urban hub Victoria Park being a short drive away. As the home of the City of Belmont and Faulkner Park, you will be right in the heart of all community events held in the suburb – not to mention it is a kids’ haven with the volcano playground and skate park.

Coming in at number four is the well-established northern suburb, Craigie. With houses achieving a median sale price of $410k, the City of Joondalup suburb makes for an attractive locale to scoop up a bargain. Close to train stations Edgewater and Whitfords, it is only moments away from the massive Whitfords City Shopping Centre and more local feel, Craigie Plaza.

Rounding up the top five is Embleton. Sandwiched between Morley, Inglewood, Bedford and Bayswater, this northeastern suburb has easy access into the city and is a short ride away from Bayswater train station. For the foodies out there, Embleton is just a short distance to the Mount Lawley strip and is close to several schools, which provides an excellent spot for young families.

Surprisingly, sales in St James leapt bounds with sales up to 18.19% in 2019, showcasing high demand in this Town of Victoria Park suburb.

With close proximity to the city and East Vic Park, St James is great for those who want to be close to the action whilst also nearby Curtin University and Bentley Shopping Centre.
