Perched on one of the world’s best stretches of coastline, Marmion is the location of this year’s MSWA Mega Home Lottery Grand Prize. 

A slice of luxury by the ocean

Nestled on a 769 square metre block, the massive, luxury $3.1 million, multi-level home is an entertainer’s dream. The huge, six-bedroom, four-bathroom home was renovated by Lux Interiors in a project so thorough it spanned 18 months.

“We put a lot of time into the development of the design as we wanted to make sure every corner of the house — both internal and external — had been properly considered. We wanted to create a space that would elevate the lifestyle of the family living in it,” Lux Interiors Managing Director Kyle McGregor said.

The original property was dated and dysfunctional. So, when it came to conceptualising the renovation, McGregor looked to the bones of the property and its potential, rather than what already existed. 

The vision

“Our vision was to create an open, spacious home with a seamless indoor-to-outdoor flow, which we achieved by adjusting the layout and creating a beautiful outdoor living area.” 

Many of the rooms underwent extensive modifications to create and better utilise space. Walls were removed, and large windows and doors were added to increase natural light. The kitchen was completely relocated and a wrap-around balcony was also built to balance the home.

The design

The home’s seaside location inspired everything, from colour to design and features; while the name, Palm Bay, took inspiration from a popular café on Watermans Bay and the three palm trees planted on the property. 

“Our vision was to create a home that encompassed the relaxed, coastal lifestyle. We achieved this by incorporating natural tones and textures into the design which resulted in a warm, inviting home that reflects Perth’s stunning coastline.” 

Timber, sage green and grey marble tones are peppered throughout the home, a choice that stems back to bringing the outside — nature — in.

“The greens, sandy colours, timbers, and grey marbles all reflect tones and textures you would find outdoors. Having these themes inside the home instantly makes people feel calmer and more relaxed. That’s exactly how we want the new homeowners to feel!”

Drawcard features

McGregor said one of his favourite features was the exterior timberwork, as it completely transformed the home’s look and feel. Additionally, the pergola, deck and fencing were all executed with exceptional craftsmanship, and combined to elevate the dreamy aesthetic.

But it’s the kitchen that’s his favourite. 

“It is the heart of the home, it’s calm and refined, and is connected to the amazing outdoor entertaining area,” said McGregor.

From the cabinetry and ceilings, to the skylights, stairwells, kitchen and fireplace, curves are another prominent feature in the design. Dotted artfully throughout the home, they create a sense of flow and softness, while simultaneously nodding to the coastal feel.

“You don’t often find harsh lines and corners outside. By curving elements within the home we were able to reflect the soft curves of nature.”
